ABSTRAK

Perumahan Puri Gading dibangun untuk menyediakan kebutuhan perumahan di Kabupaten Badung. Pertumbuhan penduduk di Kabupaten Badung rata-rata dalam 10 tahun terakhir mencapai 237 pertahun. Rencana lahan yang dikembangkan seluas 115315 hektar yang dikerjakan bertahap. Pada tahap I dibangun 464 unit Pada tahap II ini dibangun 308 unit perumahan dengan fasilitas umum meliputi jalan lingkungan drainase pertamanan jaringan air bersih listrik dan telepon sekolah balai pertemuan lapangan olah raga pos keamanan tempat sampah tempat ibadah serta pertokoan. Penelitian diawali dengan melakukan survey terhadap fasilitas umum yang telah dibangun pengembang pada tahap I. Dilanjutkan melakukan analisa penataan kawasan perumahan dan penataan fasilitas umum pengaruhnya terhadap harga pokok tanah kelayakan investasi dan sensitivitasnya. Hasil penelitian menunjukan penataan lahan untuk perumahan 63937 dan fasilitas umum 36063 sesuai dengan peraturan. Pengaruh fasilitas umum terhadap harga pokok tanah sebesar 5242. Pemilihan lokasi sangat tepat. Kebutuhan pasar sampai tahun 2003 diperkirakan 19.000 unit perkiraan daya beli 9.000 unit dan penawaran diperkirakan sebesar 5.000 unit. Analisa investasi menghasilkan NVP sebesar RP. 835.782.000 dengan bunga 19 pertahun dan IRR sebesar 3880. Sensitivitas dengan penambahan fasilitas umum atau terjadi kelambatan pemasaran satu semester masih menguntungkan pengembang.


ABSTRACT

ABSTRACT The Puri Gading estate is built to meet the requirement of housing in Badung regency. The average of population growth in Badung region was reach 2.37 in the last 10 years. The land which is planed to be develop is 115.315 hectare wide which is developed gradually. In the first stage have been built 464 units and for this second stage the number of housing that have been built is 308 units with general facility such as local road drainage landscape plan water installation electrical telephone school meeting hall sport area security post rubbish bin region worship centre and shopping centre. The research was beginning by surveying of the general facility service that has been built by developer in the first stage continued to setting out the housing area and general facility setting analyses the effect of general facility to the land basic price analyses feasibility investment analyses and sensitivity. The finding show that the setting out of land for houses 63937 and general facility 36063 is relevance to the regulation. The effect of general facility to the land basic price was 5242. The area choose was completely right. The market need until year 2003 estimated 19.000 housing unit market absorption estimated 9.000 units and market demand estimated as 5.000 units. Investment analyses find NPV as Rp. 835.782.000 by 19 interest per year and IRR find as 3880. Sensitivity with the addition of general facility or the marketing will be late for 1 semester it was still profitability to the developer.
