ABSTRAK

Perumahan The Prambanan Residence terdiri dari 5 cluster yaitu The Silendra The Kamadeva The Maharaja The Dharmawangsa dan The Kertabhumi. Cluster The Sailendra The Kamadeva serta The Maharaja telah selesai dibangun sedangkan cluster yang ke empat yaitu The Dharmawangsa akan mulai dibangun pada awal 2008. Karena investasi selalu berhadapan dengan resiko ketidakpastian yang tinggi maka perlu diadakan analisa investasi sebelum dilaksanakan pembangunan cluster The Dharma- wangsa. Penelitian ini bertujuan untuk mengetahui kelayakan investasi pembangunan cluster The Dharmawangsa di perumahan The Prambanan Residence dari segi finansial. Dari analisa investasi dengan metode discounted cashflow dengan masa investasi selama 36 bulan dan tingkat suku bunga 18 per tahun diperoleh nilai NPV sebesar Rp 3.688.907.08739- IRR sebesar 30.12 per tahun serta Profitbilitas Indeksnya sebesar 1.51 sehingga layak untuk diteruskan. Sedangkan dari hasil analisa sensitivitas diketahui bahwa nilai NPV IRR dan PI sangat sensitif terhadap perubahan suku bunga jika dibandingkan dengan perubahan harga jual volume penjualan dan perubahan biaya operasional. Jika terjadi kenaikan suku bunga melebihi 7.8 per quarter atau harga jual rumah dan volume penjualan turun melebihi 12 atau biaya operasional naik hingga melebihi 50 akan menyebabkan pembangunan cluster The Dharmawangsa menjadi tidak layak.


ABSTRACT

The Prambanan Residence housing estate consists of 5 clusters namely The Sailendra The Kamadeva The Maharaja The Dharmawangsa and The Kertabhumi. The Sailendra The Kamadeva and The Maharaja clusters have already been accomplished while the fourth cluster The Dharmawangsa will be constructed in the early 2008. Since an investment always faces such a high risk of uncertainty it is necessary to hold an investment analysis prior to the construction of The Dharmawangsa cluster. This research is aimed to know the feasibility of The Dharmawangsa Cluster construction at The Prambanan residence housing estate financially. From the investment analysis by using discounted cashflow method with investment term for 36 months and interest rate of 18 per year it was found NPV equal Rp.3.688.907.08739 IRR equal 30.12 per year and index profitability equal 1.5 so it is appropriate to be continued. On the other hand from the sensitivity analysis it was found that NPV IRR and PI values were more sensitive to interest rate change rather than selling volume change selling price change and operasional cost. Any inclines in interest rate changes of more than 7.8 quarterly or any declines in selling volume and selling price of more than 12 or any inclines in operational cost change more than 50 caused the construction of The Dharmawangsa cluster to be inappropriate.
