ABSTRAK

Kebutuhan manusia yang semakin meningkat akan hunian sebagai tempat untuk berteduh untuk tinggal dan melakukan kegiatan berusaha dipenuhi dengan pengadaan bangunan bangunan gedung. Salah satu alternatif hunian yang modern yaitu dengan pembangunan hunian vertikal yang disebut dengan apartemen. The Via And The Vue Apartment Surabaya merupakan salah satu apartemen yang baru dibangun di kawasan Surabaya Barat di Jalan Mayjend Sungkono Kavling 87. Apartemen dengan total sebanyak 39 lantai dengan klasifikasi bangunan kelas 4 dan merupakan bangunan hunian jamak tersebut harus memiliki fasilitas yang aman kokoh berfungsi optimal memiliki ketahanan jangka panjang serta tingkat proteksi yang tinggi untuk mencegah jatuhnya korban jiwa apabila terjadi bencana. Maka untuk memenuhi kebutuhan tersebut The Via And The Vue Apartment Surabaya harus memiliki bangunan fisik yang memenuhi standar untuk layak huni. Salah satu elemen penilaian yang dilakukan adalah analisa terhadap bidang arsitektur. Evaluasi tersebut bertujuan untuk mengetahui performa gedung yang berkaitan dengan tuntutan kenyamanan dan kesehatan bangunan serta hal hal yang beresiko tinggi terhadap keselamatan manusia berdasarkan pada standart dan regulasi yang berlaku. Untuk mengetahui kelayakan huni dari The Via And The Vue Apartment Surabaya dari segi Arsitektural dilakukan analisa teknis yang menggunakan pendekatan observasi data dan visual pada fisik bangunan dan dilakukan pembandingan terhadap peraturan peraturan atau standar standar yang berlaku. Penelitian ini termasuk dalam penelitian deskriptif dan analisis yaitu dengan mengumpulkan memaparkan menganalisa dan menyimpulkan data sehingga diperoleh suatu kesimpulan. Pengumpulan data mengenai kinerja ruangan serta pengamatan pengukuran sekaligus dokumentasi kondisi nyata dilapangan dimaksudkan untuk dapat memberikan evaluasi fisik untuk mendapatkan resume terhadap fasilitas kenyamanan serta keamanan bangunan dengan seluruh komponennya.


ABSTRACT

The increasment of human needs of dwelling as a place to shelter to live and some business activities is trying to fill with build buildings. One alternative is a modern residence with a vertical housing development called the apartment. The Via And The Vu Apartment Surabaya is one of the newly built apartments in the West Surabaya at Jalan Mayjend Sungkono Kav 87. Apartment with a total of 39 floors the building classification grade 4 and kind of plural residential buildings be expected having a facility that safe sturdy functioning optimally have long term durability and a high degree of protection to prevent the loss of lives in the event of disaster. So to meet these needs The Via And The Vu Apartment Surabaya must have a physical building that meets the standards for livable. One element of the assessment is an analysis of the field of architecture. The evaluation aims to determine the performance of buildings associated with the demands of comfort and health of buildings and things that are at high risk to human safety is based on the standards and regulations. To determine the habitability of The Via And The Vu Apartment Surabaya from architectural terms of technical analysis is performed using a visual approach to data and observations on the physical building and conducted comparative analysis of rules or standards. This study included in the descriptive and analytical study is to collect describe analyze and conclude the data in order to obtain a conclusion. Collecting data on the performance of indoor as well as observation measurement as well as documentation of the real conditions on the ground are intended to provide a physical evaluation to get your resume to the facilities comfort and security of the building with all its components.
