COST FEASIBILITY ANALYSIS OF THE QUALITY OF SIMPLE HOUSE BUILDING COMPONENT TYPE 36 LOCATIONS IN LUMAJANG DISTRICT PERUM PERUMNAS BRANCH PASURUAN

ABSTRAK

Perum Perumnas bertujuan mewujudkan perumahan dan permukiman yang layak dan terjangkau. Pembangunan Rumah Sederhana type 36 diKabupaten Lumajang yang dibangun oleh Perum Perumnas Cabang Pasuruan jauh dari kata layak walaupun masih terjangkau masyarakat. Hal ini tentunya sangat menghambat minat masyarakat terhadap Rumah Sederhana. Dengan menggunakan parameter Peraturan Menteri Pekerjaan Umum No.45PRTM2007 dan Keputusan Menteri Permukiman dan Prasarana Wilayah No.403KPTSM2002 diharapkan dapat mewujudkan Rumah Sederhana yang layak dan terjangkau. Analisis dalam proyek akhir ini bertujuan mendapatkan besaran nilai koefisien yang layak pada komponen struktur tengah dan lantai. Hal signifikan yang sangat mempengaruhi biaya koefisien dan mutu adalah pembesian dan Portland cement. Kontrak pembangunan RS 36 lokasi lumajang menunjukkan pembesian 100 kgm untuk beton bertulang struktur tengah. Kontrak untuk lokasi Probolinggo menunjukkan pembesian 135 kgm untuk beton bertulang. Sedangkan Keputusan menkimpraswil Nomor .403KPTSM2002 menunjukkan pembesian 31072 kgm untuk beton bertulang.


ABSTRACT

Perum Perumnas aims to achieve decent housing and affordable housing. Construction of Simple House type 36 dikabupaten Lumajang built by Perum Housing Branch Pasuruan far from decent although it is still affordable to the public. This is certainly very inhibiting public interest in the Small House. By using the parameters Minister of Public Works and Minister No.45PRTM2007 Settlement and Regional Infrastructure No.403KPTSM2002 Simple House is expected to create aviabla and affordable. The analysis in this final project to get a decent amount of the value of the coefficient on the component structure of the center and the floor. Significant matters that greatly affect the cost quality and the coefficient is pembesian and Portland cement. Construction contracts RS 36 locations lumajang show pembesian 100 kg m of reinforced concrete structures for the center. Contracts for the location of Probolinggo show pembesian 135 kg m for reinforced concrete. Contracts for the location of Pasuruan show pembesian 110 kg m for reinforced concrete. While Decree No.403KPTSM2002 menkimpraswil show pembesian 310.72 kg m for reinforced concrete.
