Description:

Di kota-kota besar basement mulai marak dibangun karena keterbatasaan lahan, keterbatasan ketinggian, atau karena adanya subway. Basement biasanya digunakan sebagai utilitas atau tempat parkir. Bagaimanapun juga dalam mendesain basement biasanya menemui beberapa kendala yang disebabkan oleh kondisi tanah lunak dan air tanah yang tinggi. Untuk mengatasinya harus digunakan konstruksi penahan tanah. Perbedaan jumlah tingkat pada basement akan menyebabkan perbedaan struktur dan metode konstruksinya. Selama ini sebagian besar orang beranggapan unit price untuk pembangunan basement dangkal sama dengan basement dalam. Tujuan dari studi ini untuk membandingkan struktur dan metode konstruksi masing-masing model. Dalam studi ini akan digunakan 5 model bangunan yang memiliki 20 lantai. Masing-masing model bangunan mempunyai kedalaman basement yang berbeda dan semuanya direncanakan di tanah lunak dan pada kawasan padat bangunan. Hasil dari analisa perhitungan struktur sebagai berikut: bangunan tanpa basement dan bangunan dengan basement 1 lantai menggunakan struktur konvensional; bangunan dengan basement 2 dan 3 lantai struktur bangunan atasnya menggunakan struktur konvensional tetapi pada strukutr basement digunakan flat plate untuk mempermudah pelaksanaan. Untuk 16 lantai teratas dari semua model bangunan memiliki struktur dan volume yang sama. Hasil analisa Geoteknik: struktur pondasi untuk bangunan tanpa basement dan bangunan dengan 1/2 lantai memakai tiang pancang; bangunan dengan basement 1 – 3 lantai memakai bored pile. Bangunan dengan 1/2 lantai basement memakai metode open cut; bangunan dengan basement 1 lantai memakai metode open cut dengan penahan tanah berupa sheet pile; bangunan dengan basement 2 dan 3 lantai digunakan metode top down dengan diapghram wall sebagai penahan tanah sekaligus sebagai pondasi tepi bangunan. Sedangkan hasil analisa manajemen konstruksi: semakin dalam basement akan semakin mahal, semakin dalam basement tidak mempengaruhi waktu pelaksanaan. Model bangunan yang termurah adalah bangunan tanpa basement dengan beaya Rp 41 Milyar dan bangunan dengan basement 3 lantai mempunyai waktu pelaksanaan paling cepat selama 853 hari.

In big cities basement was commonly built because of limited area for building,limited height, or subway. Basement usually can be used as utility or parking area. However, to design basement some problem is usually occured because of the soft soil and high water ground level. To solve the problem, retaining wall construction must be used. The differences of ground floor on the basement will cause the different structure and construction method. Until now, a lot of people consider unit price for shallow basement is as expensive as deep basement construction. Reasearch objective of this study are to compare the structure and construction method for each different building model.In this study 5 models that have 20 stories will be used .Each has different story of basement and all of them will be planned at soft soil and in the high density area. The result of planning and structure analysis as follow: the building model without basement and building model with 1 ground floor basement uses convensional structure; Building model with 2 and 3 ground floor of basement uses convensional structure for upper structure but for the basement uses flat plate structure to get easier the execution of construction. For upper 16 floors from all building model have same structure and volume. The result of geotechnic analysis: foundation structure for building without basement and with half story of basement uses pencil pile shoe of prestressed pile; foundation basement with 1 – 3 ground floors uses bored pile. Model with half ground of basement uses open cut method; model with one ground floor of basement uses open cut method with sheet pile as retaining wall; model with 2 and 3 grounds of basement use top down method with diaphragm wall as retaining wall and side foundation of buliding. The result of construction management analysis: the deeper basement floor is the more expensive will be, however the deeper basement floor doesn’t influence the time of construction. The cheapest bulding model is model without basement which is Rp 41 Billion and the fastest is model with 3 ground floor basement which is 853 days
